How we verify commercial permit leads

Permit filter criteria

We filter raw municipal records to surface active commercial construction opportunities with verified coordinates.

Permit class
Commercial (mapped by city zoning and classification)
Permit type
BP (Building Permit)
Issue recency
Issued in the last 30 days (issued_in_last_30_days = 'Yes')
Geolocation
Latitude and longitude coordinates must not be null
Valuation CaveatCoverage caveat

Reported value coverage

Caveat: $1.4M reported across 10 of 80 loaded permits reporting value; valuation counts any reported value above $0; most permits don't report value

Valuation basis
Sum of reported permit valuation fields > $0 across loaded records
Reporting rate
10 of 80 loaded permits report valuation
Unreported values
When a permit filing leaves valuation blank or $0, we display "Not reported" rather than assuming zero cost.
ClassificationTrade mapping

Trade classification basis

Trade specialties (such as General Contracting, Electrical, Plumbing, and HVAC) are inferred by keyword matching on each permit’s work description and reported trade valuations, so they are a signal to check, not a confirmed scope.

Derivation sources
Derived from reported trade valuations, contractor trade designations, and project work descriptions.
Multiple trades
Projects with extensive remodel or addition scopes are tagged across relevant disciplines so specialists can bid early.
Visual AssetsOrientation only

Brand artwork, not photos

Project cards use EchoPermits brand artwork labelled with the permit work class. We never show stock photos as if they were the permitted job site, so every detail you act on comes from the public record.
